Bathtub refinishing, also called reglazing or resurfacing, restores the tub, tile, sink or countertop already in the unit: the surface is cleaned, acid-etched, repaired, primed and sprayed with a new commercial-grade coating. Instead of replacing fixtures one building at a time, a community can refresh every bathroom to the same finish for a few hundred dollars per surface, on a schedule that follows move-outs rather than a construction calendar.

Batching units across a property
The process is the same in every bathroom and takes a few hours per tub, which makes it easy to batch. A typical plan:
- Send the unit list. Unit numbers, what needs doing in each (tub only, tub and surround, sink, vanity top), and two or three photos per bathroom. We quote the batch as one job, usually the same day.
- Group by move-out date. Each unit is refinished after the resident is out and before the make-ready cleaning. The 48-hour cure runs while paint, carpet and cleaning happen elsewhere in the unit, so the refinish rarely adds a day to the turn.
- Bundle surfaces per bathroom. Tub, tile surround and sink done on the same visit are cheaper than separate appointments, because masking, ventilation and cure happen once.
- Keep the crew moving. Units that are cleared, with water and power on and no leaking valves, let the crew go door to door. Units that are not ready cannot be started, and a cancellation fee may apply as described in our terms.
Because the work needs no plumber, tile setter or installer, a batch of refinishes does not pile up the way replacements do. Hardware stays in place on about 99% of jobs.
Days offline are the expensive part
Every bathroom surface has a published refinishing range and a published replacement range. The price gap is large, but for a community the time gap matters more: a unit out of service is not collecting rent.

Run the vacancy math with your own rent roll: average monthly rent divided by thirty, multiplied by the days a replacement keeps the bathroom offline minus the two days a refinish does. Across a building that number is usually larger than the refinishing invoice, on top of the gap between a few hundred dollars and $5,100 or more per tub.

Older communities carry the colors of every renovation cycle they have been through: almond in one phase, pink or blue in another, harvest gold in the buildings nobody has touched. A color change is priced like a standard reglaze, so bringing every fixture to bright white costs nothing extra. One color means one description in every listing, one set of marketing photos that matches what a prospect sees on the tour, and one finish for maintenance to care for.
Two details worth deciding up front. First, refinish whole surfaces rather than asking for spot repairs: where only part of a surface is repaired we cannot guarantee an exact match in color, sheen or texture with the surrounding finish, and refinishing an entire surface for cosmetic uniformity is a chargeable service. Second, if the property has a signature color, custom-matched colors are quoted on request; pick it once and use it everywhere.
Model units, leasing office and common-area refreshes
The bathrooms prospects see first are the ones that set the tone for the tour. A model unit with a bright white tub and matching sink photographs well and shows well, and it is the cheapest bathroom on the property to get right because it is already vacant. The same applies to the leasing office restroom, the clubhouse and fitness-center restrooms, and the sinks and countertops in any shared space. Common-area surfaces take heavier use than a unit bathroom, and the warranty treats them accordingly: coverage is the same two years, but surfaces in high-traffic commercial use remain subject to the normal wear and tear exclusion. Give housekeeping the aftercare instructions that come with the job — no abrasive cleansers, scouring powders or scrub pads on the new finish — and the surface holds up.

The crew is in the bathroom for one day. The surface is ready in about 24 hours and must stay completely dry for the full 48-hour cure, so the unit is back in service two days after the appointment, against one to three weeks for a replacement.
There is no demolition, so none of the noise, dust or debris of a tear-out. The work is cleaning, sanding, priming and spraying inside one bathroom, and the crew is gone the same day.
